1. Understanding Your Tenancy Agreement

Your tenancy agreement is a legal contract between you and the landlord. It outlines your rights and responsibilities as a tenant, including rent amount, payment schedule, duration of the tenancy, and any specific terms or conditions. Make sure to read and understand it thoroughly before signing. If you’re not aware of the jargon used it can be quite daunting and that’s what we’re here for, to make sure you understand and are happy with the agreements.

2. Rent Payment

Rent payment terms should be clearly outlined in your tenancy agreement. Typically, rent is due monthly in advance. Ensure you know the preferred payment method and the consequences of late payments. 3. Maintenance and Repairs

As a tenant, you are responsible for reporting any maintenance issues or repairs promptly. We will then resolve the issues as quickly as possible.

4. Property Inspections

As your managing agent, we will conduct periodic inspections of the property to ensure it is being well-maintained. We will give you as minimum of 48 hours notice and we will around you to find a suitable date and time. We understand our tenants have busy lives and we don’t wish to inconvenience you in any way.

5. Utilities and Bills

Understand which utilities (such as gas, electricity, water, and council tax) are included in your rent and which you are responsible for paying separately. Make arrangements to set up accounts with utility providers as necessary. If you would prefer us to notify the companies on your behalf we require a signed consent form. One will be in your new tenant welcome pack.

6. Tenancy Deposit

Your landlord is legally required to protect your tenancy deposit in a governmentapproved scheme. This deposit is typically equivalent to one to two months' rent and should be returned to you at the end of the tenancy, minus any agreed deductions for damages or unpaid rent. 7. Ending the Tenancy

If you wish to end your tenancy, you must give proper notice as specified in your tenancy agreement. Similarly, your landlord must follow legal procedures if they wish to terminate the tenancy

8. Rights and Responsibilities

As a tenant, you have certain rights, including the right to live in a safe and habitable property, the right to privacy, and protection from unfair eviction. Familiarise yourself with these rights and your responsibilities outlined in your tenancy agreement.

9. Insurance

Consider taking out contents insurance to protect your personal belongings in case of theft, fire, or other unexpected events. The landlord's insurance typically covers the building itself but may not extend to your possessions.

10. Community Guidelines

Respect your neighbours and follow any guidelines that may be set, for example if you are renting a flat. Being a considerate and responsible tenant contributes to a harmonious living environment for everyone. If any complaints are made to Property in Wirral Limited regarding one our tenants, we will investigate and based on conclusions one option could be starting eviction proceedings.
