to potential tenants, to check on how they are currently living, and assessing
how their current properties are being looked after. This unique approach is

When renting out a property, it is essential that all safety regulations and
government legislation are followed. Here at Property in Wirral LTD we take a
pro-active approach towards this, and we will all ensure all government
legislation is followed, ensuring renewals are completed when they are due,
ensuring no risks to landlords of fines or penalties for failure to comply. We will
use our extensive tenant databases, which are all compliant with GDPR
regulations to ensure annual checks are performed within the appropriate
timeframe.
Another aspect of our outstanding customer service is we will answer any
queries, from tenants or landlords the same working day, or for queries outside
of working hours the following business day. We are on hand to answer any
queries or provide professional advice, whether it’s before, during or after a
tenancy is in place.

We will provide a free appraisal of how much monthly rental the property can achieve. This will be based on our knowledge of the local market, and we will ensure landlords will receive the highest achievable, compared with properties in the local area.
We will market properties on our website, social media pages and letting boards, ensuring all guidelines are followed according to the estate agents' boards, rules and regulations. We will also take photos of the properties on behalf of landlords, showing the properties in the best light, to ensure to attract potential tenants. With our property marketing strategy, we aim to reduce the amount of time properties are vacant, in turn reducing the amount of lost income for landlords. We also offer advice for landlords, on presentation of properties, including décor, helping to attract tenants and maximise income.
We will show potential tenants round properties, providing information to tenants and answering any queries they may have. We will offer viewing outside of normal business hours, including weekends and evenings, to help ensure properties are rented out quickly.
We will perform a detailed inventory assessment, confirming with photos the standard of the property, and we will perform another inventory at the end of a tenancy, ensuring the property is left at the same standard and if needed, tenancy deposits can be claimed where applicable, if there is any damage to the property.
We will perform background checks and referencing for any potential tenants, including an affordability assessment and credit checks. Here at Property in Wirral we take a unique approach to credit checks, asking tenants to perform the credit check themselves and to pass the information to us. This will give a more in-depth assessment than the credit checks that a company can perform and will also reduce costs as potential tenants can use a free credit check site. We will recommend tenants use Clear Score. This will also help identify tenants who are serious about applying for properties. As previously mentioned, we will also ask tenants if we can view their current properties and again this will help to identify tenants who are serious about their application and who look after properties to the expected standard.
We will collect any deposits due and ensure they are held according to government legislation. At the end of the tenancy, we will return any deposits due back to tenants, after a satisfactory inspection of the property. If there is any damage to the property, we will liaise with the scheme holding the deposit and the tenants on the landlord's behalf.
We will prepare a tenancy agreement, ensure potential tenants are aware of any requirements they themselves are responsible for, before signing and ensure they tenancy agreement is fully completed and a copy is given to the tenant and a copy is filed in a secure system, held by Property in Wirral LTD.
Wwe will ensure all utility companies are provided with new tenant information within 30 days of the tenancy agreement being completed.
We will collect rent of tenants and allocate the funds to landlords. This will be done on a weekly basis, on a Friday. All funds will be received and transferred to landlords electronically using BACS payments. We will provide electronic receipts to both tenants and landlords, and we will hold all receipts for a minimum of 12 months. We can also provide a written statement of all payments if landlords require this.
If tenants are late paying, or do not pay rent when due we will chase tenants up on the landlord's behalf and where applicable advise or start legal proceedings. However, we believe our extensive background checks on tenants should reduce the risk of late or non-payments.
We will perform inspections of the properties every 6 months, ensuring any repairs and general maintenance are done and also to check that the tenants are keeping the property up to standard as agreed in the tenancy agreement. A written report will be performed, stored on our secure databases and a copy will be sent to landlords, providing assurances their properties are being well looked after.
We will ensure all properties have up to date legal requirements, including deposits being registered with a government approved scheme, Landlord Gas Safety Checks, Landlord Electrical Tests and Energy Performance Certificates (EPC’s) and we will organise annual revies of these, giving landlords peace of mind all regulations are being followed.
How much we charge?
Our full management package is 10% of the monthly rental income of the property.
